Over 30 years ago we first started marketing our services to owners who were looking for a small family run agency to look after their holiday cottage in Cumbria.
Our reputation grew fast and so did the demand for us to extend our service and knowledge of the industry to owners who had cottages outside of Cumbria.
Many of our Lake District owners had second cottages in other areas and were unhappy with the service and level of bookings they were receiving from their local agent and we were asked numerous times if we would consider marketing their cottage.
After careful consideration we tentatively dipped our toes into other UK destinations and were surprised by the number of our holidaymakers who were selecting these cottages for their holiday.
Now we have over 150 cottages in our ‘Other UK Destinations’ and we are actively adding to this on a weekly basis.

We have 2 sales offices based in Cumbria, Keswick and Windermere
Our sales offices are open Monday to Friday 9am – 8pm
Saturday 9am – 6pm and Sunday 11am – 5pm.
On line reservations 24 hours a day, 365 days a year.

Whilst we can not offer a managed service to our owners outside of Cumbria, we can offer the following if you can manage the cottage yourself or have your own housekeeper.
We are one of the only agents to work alongside the owner to maximise your bookings.
We have no limits to the amount of bookings you can make, all we ask is that you keep our online booking system up to date as soon as you make a booking.
Our service includes:
- Web entry including 10 – 30 photographs
- Email confirmation sent immediately a booking is taken
- Payment in advance, unless it is a last minute booking
- Sales office manned 7 days a week from 9am until 8pm most days.
- A monthly newsletter keeping you up to date with new legislation and helpful hints on improving bookings
Whilst our offices are based in Cumbria and our management service is only available in this area we are continually adding to our portfolio of cottages in other areas. Many of our existing owners had cottages elsewhere and found the service we provide was far superior to many local agencies and approached us to market their other cottages, we have accommodated these owners by adding
additional areas to our website and these cottages are now receiving a good level of bookings from us. We are actively adding cottages to these areas, and will add new areas, where the cottage owner is able to provide a full managed service to their cottage and we provide the marketing and bookings only for these.
One of our most important and crucial guarantees to our owners is the promise of excellent communication and a personal service.
We, as cottage owners ourselves, understand how important your holiday property is to you. Whether you have made a property investment as a way of making an extra income, or your property is your own holiday cottage and you want to fill the empty weeks, all our owners are important to us and you will each receive the upmost personal service. We enjoy getting to know our owners and feel we establish great business relationships as well as long friendships.

Adding your property is very easy, we do all of the work for you, once we have prepared a description, you will be given the opportunity to review and make any amendments. We will use your photos and can add as many as you would like, we find good quality photos sell the property better than any text we can write. Once you are happy with your entry we will then start marketing your cottage for you.

We pride ourselves on the fact that we have a fantastic range of properties offering a variety of different services and qualities ranging from 4 star up to 5 star gold. We cater for parties of one to 20 and for all budgets too.
The area and location of the property are the most important factors to holidaymakers, secondly would be its grading and then price.

We are sure you are aware that the majority of advertising is now online, we have extremely large budgets for Google, PPC and affiliate websites and work closely with our marketing agency who monitor our web statistics, online campaigns and google performance, plus much more.
We have a very active Facebook and Twitter accounts with over 90,000 and 5,000 followers respectively and regularly feature new properties, special offers and articles we think will interest our followers.
We send weekly email newsletters to our database of over 75,000 holidaymakers with updates on special offers and new properties. We aim to give your property as much exposure as possible which will inevitably result in bookings and increased occupancy.
Our market research is continuously updated specifically targeted at increasing bookings all year round.
