Our personal service is built around you and your property, if you want a fully managed service, have a few weeks to fill, or anything in between we are here to help.
A tailored local management service
We can offer a full managed service throughout the Lake District, depending upon how much you would like to get involved with looking after and maintaining your cottage.
Our managed service includes:
- Cottage cleans including launder of all linens
- General property maintenance
- Key collections
- A monthly newsletter
- We also provide an out of hours phone service for our holidaymakers, in case of any emergencies that may arise, giving you peace of mind.
Whilst our offices are based in Cumbria and our management service is only available in this area we do have a large number of cottages throughout the UK. Many of our existing owners had cottages elsewhere and found the service we provide was far superior to many local agencies and approached us to market their other cottages, we have accommodated these owners by adding
additional areas to our website and these cottages are now receiving a good level of bookings from us. We are actively adding cottages to these areas where the cottage owner is able to provide a full managed service to their cottage and we provide the marketing and bookings only for these areas.

We, as cottage owners ourselves, understand how important your holiday property is to you. Whether you have made a property investment as a way of making an extra income, or your property is your own holiday cottage and you want to fill the empty weeks, all our owners are important to us and you will each receive the upmost personal service. We enjoy getting to know our owners and feel we establish great business relationships as well as long friendships.

We will discuss a range of things from the furnishings and health and safety to a suggested price band. With over 25 years experience in holiday letting we have a great understanding of what holidaymakers really want and expect from their self catering holiday. We pride ourselves on the fact that we have a fantastic range of properties offering a variety of different services and qualities ranging from 4 star up to 5 star gold. We cater for parties of one to 20 and for all budgets too.
The area and location of the property are the most important factors to holidaymakers, secondly would be its grading and then price.

Holidaymakers are becoming more and more discerning each year and their expectations of the standards of furniture, decor and equipment are constantly increasing.
A welcome pack of locally sourced treats or a tray laid out for afternoon tea is a lovely surprise, or even a personal welcome from you. As long as the property is immaculately clean and tidy, well equipped, heating is appropriate to the time of year and the directions and key collection details are clear, your guests can then sit back, relax and enjoy their holiday.
We encourage the decor and furnishings to be in keeping with the age and character of the property
The printed brochure is now only requested by a small minority of our holidaymakers with over 90% of our bookings being made online. We have over the last 5 years halved the number of printed brochures year on year and are now producing a much smaller brochure with a selected amount of properties in each area showing our range of cottages.
The money saved on our brochure, which we are sure you will appreciate is thousands each year, is now used on promoting the company online where the majority of the bookings are coming from.
HOW WILL WE MARKET YOUR PROPERTY?
We have an ever growing advertising and marketing budget which we are increasing as we take on more cottages.
We are sure you are aware that the majority of advertising is now online, we have extremely large budgets for Google, PPC and affiliate websites and work closely with our PPC campaign agency who monitor our web statistics, online campaigns and google performance, plus much more.
We have very active Facebook and Twitter accounts with over 90,000 and 5,000 followers respectively and regularly feature new properties, local events, news and articles we think will interest our followers.

We send weekly email newsletters and alerts direct to our database of over 75,000 holidaymakers with updates on special offers and new properties. We aim to give your property as much exposure as possible which will inevitably result in bookings and increased occupancy.
Our market research is continuously updated specifically targeted at increasing bookings all year round both regionally to holidaymakers currently on holiday and nationally to prospective customers.
We also market our cottages on various affiliate websites, at no extra charge to owners.
