When getting started on your holiday letting journey, it’s important to consider how to make your property stand out.

1. Provide a welcome pack

Welcome packs come in all shapes and sizes, but either way it’s something that all guests appreciate. Providing tea, coffee & biscuits is a lovely touch & allows guests to settle in with a cuppa as soon as they arrive.

Other ideas include local jams & freshly baked bread, or if you live nearby you could even pop in a homemade cake. To add a touch of luxury why not consider providing wine, prosecco or locally brewed beer as well?

2. Don’t forget the essentials

When your guests arrive on holiday all they want to do is relax & switch off from their every day responsibilities. There are a few essentials you can provide in your property to help with this.

Dishwashers are a great addition to save guests spending their holiday time washing up, and WiFi is now expected from most guests so they can share holiday snaps or keep in touch with family. Another facility many guests look for is off-road parking.

Make sure your driveway or dedicated parking space is easily accessible & clearly labelled for use by your guests. Where private parking isn’t an option, it’s a great idea to provide a parking permit so guests can park on the street or in a nearby car park for free.


3. Target the right audience

If your property is surrounded by perfect dog walking country you may want to consider making your cottage pet-friendly. By accepting dogs you will attract a much wider group of guests who can’t bear to leave their furry friend at home!

Likewise, if your property is in a family-friendly area it might be a good idea to provide a cot & high chair. You could also turn one room into a twin room (zip link beds) or bunk beds to make it more attractive to guests with children.

Other things to consider are providing a dedicated space for mucky walking boots if your property is in a popular hiking area, or you could think about how to make your property more accessible for those with disabilities.

4. Do regular updates to the property

Properties that are checked regularly for essential maintenance and kept up to date with fresh paint jobs & new furniture often receive the best feedback. Make sure to replace any threadbare or tired furniture & regularly check your glass wear and crockery isn’t chipped or broken, replenishing anything that needs it.

Guest feedback is often a great place to look for suggestions to improve your property as guests will be the most likely people to pick up on things that aren’t quite right.


5. Invest in some luxurious features

A sure fire way to make your holiday home stand out is to invest in some luxury features. Hot tubs are becoming one of the most searched-for amenities and appeal to guests looking for some added sparkle to their stay. If your property has some private outdoor space, chances are you could install a hot tub there – from cosy cottage gardens to large, open patio areas, hot tubs look great in almost any setting.

If your property is large, indoor pools and spa rooms offer a real treat, and you could even consider a private gym or sauna.

Another top feature holidaymakers are always searching for is a log burner or open fire. These help to create a really cosy and welcoming atmosphere and are hugely popular these days.

If you have a fireplace in your property, we recommend providing a starter pack of logs, matches and firelighters for your guests to use, plus instructions on how best to lay the fire in case they aren’t used to using one.
