    • “Stayed at Prospect Lodge for a week in August. Loved it . The cottage was clean and very cosy home from home Well equipped . Yes a small gated area but hey your in the lakes plenty of walks for your dog's so it wasn't an issue for us . Our two border collie's were very happy. We would recommend this little gem short walk to Keswick ideal start and finish point for all your walks. Just loved it.”

    • “We had a wonderful week in Prospect Lodge. It had everything we needed, including a wonderful view of the Lake and hills. Lovely walks around Portinscale and not far to Keswick town centre. We hope to spend another week in Prospect Lodge soon. One thing missing - a washing machine but it was not the end of the world.”

    • “Perfect location, well equipped cottage. Very clean and welcoming.You need to be quite fit to get up and down the stairs though! Pub and Hotel within walking distance both offering food at reasonable prices. Staff at both establishments friendly. Have visited this area many times and have done lots of walks which usually end up at Nichol End Marina where the massive scones are highly recommended !”

The kitchen/diner on the ground floor was very cosy and Eddie the JRT enjoyed lying in front of the fire. The Farmers arms and the Chalet restaurant in the village are both dog friendly and the food is excellent. The walk into Keswick takes about 20 minutes and there are plenty of other walks around the village as well as access to the launches at Nichol End. Overall it was a very enjoyable break despite the mixed weather.”

It had rooms on 3 floors so would not have been suitable for anyone with mobility problems, but was well appointed, and perfect for a few days break. The location in central Portinscale is perfect for walks close to the lake, or for easy (walking or driving) access to Keswick. It had everything we needed. We would definitely recommend and/or return.”

    • “Stayed at Prospect Lodge on an icy cold, snowy weekend in March. The cottage was warm, cosy and very comfortable. It is so well situated for Keswick and for the lake launches on Derwentwater that we didn't need to use the car once we got there. We found it to be well equipped and spotlessly clean. Appreciated the large porch - very useful for coats, boots and trekking poles etc. Plenty of storage space throughout the cottage. Wonderful views. An excellent find. Will definately return.”

    • “Situated just a few miles from Keswick, this cottage is perfect for exploring the surrounding area and just a short walk into the town for an evening beer in the Dog & Gun pub (highly recommend the Hungarian Goulash). Fantastic views over the lake from both the lounge and bedroom windows. The cottage is a very dog friendly and the large porch area is perfect for storing muddy boots and wet jackets. Easy to book and the staff at the Keswick rental office are pleasant and helpful. Very likely to book again and would highly recommend this holiday cottage..!”

    • “A very clean & well equiped property. Far better equiped than many other properties I've stayed in, ie towels & bed linen were included. Portinscale is an excellent location. You can walk to Keswick (about a mile) via fields, avoiding busy roads. You can also walk around Lake Derwentwater from the house, without having to use the car. Overall great holiday, we'll definitely be back.”

    • “We found Prospect Lodge very quiet and comfortable. It is ideally situated for walking into Keswick, climbing Catbells and within easy reach of other places of interest. The local pub was dog friendly and reasonably priced and the tearooms also very useful when needed. Staff at both these places were friendly and helpful. Although the lodge was quiet you never felt cut off from civilization as there were always cyclists and walkers going past and a lovely view of Derwentwater from the 1st and 2nd floors.”

    • “A lovely cottage with an outstanding outlook. Very well equipped for the size. The TV seemed to occasionally play up. I understand the request to keep dogs on the ground floor but this should possibly be made more clear at the time of booking. In my opinion a better solution would be to allow them in the lounge ( not on the furniture ) but not allow them in the bedroom. Overall though a lovely week in a very comfortable and warm cottage.”

    • “This cottage is described as dog friendly, which is why we booked it. We were told right from the start that dogs were NOT allowed on the beds, or indeed any of the furniture, and were not to be left alone in the property. These are usual requirements, and perfectly reasonable, and we would do this anyway, without being told to. What we were NOT TOLD until we arrived there and found the notice on the table, is that dogs must be confined to the "ground floor". At first glance, this doesn`t seem unreasonable, however in practice, due to the layout, it means that we had to shut our dog in the kitchen at all times, and only the kitchen. If we wanted to relax in the lounge, watch TV, have a drink in a comfortable chair instead of a hard kitchen chair, we couldn`t have our dog with us.A " dog friendly" property where the dog can`t be in the lounge?We paid to hire the whole property, but in practice, could not use the lounge area, or have the enjoyment of it.This put something of a damper on our holiday.We are not happy, and feel deceived. We realise that this is the owners choice, it is his property, and it may suit some people, who wouldn`t mind. However, prospective hirers should be told the terms on the write up, so that they know what to expect, and can make an informed choice. We had these terms, previously not mentioned, forced on us on arrival. We holiday with our dog because we want her with us. Had we known from the start that she had to stay shut in the kitchen, and not join us in the evenings, we would never have booked this particular property.”

    • “Great cottage. Good location, great views. Only a couple of niggles and suggested improvements: The fridge had an opened tin of spagetti left in it and container 'rings' not cleaned. The cooker top was not clean - greasy. You came along after we moved in to supply more tea spoons, replace a broken light bulb and install a missing one - thanks but these should have been in place from day 1 along with a proper clean and check. After 50 years of cottage rental, its unknown to us that pepper and salt are not standardly supplied to a let. Take a lesson from others (eg Airbnb) and suppy a starter/welcome pack with essentials in it (bread, milk, tea, coffee, sugar, cooking oil ...... and yes, salt and pepper) and even stretch the expense to a bottle of wine!? The supplied welcome pack was cheap and inadequate. The house would also benefit from kitchen tongs, a cheese grater and vitally WIFI. The TV was low quality (no sound on ITV and dodgy remote), the TV and phone signal strength was poor so decent WIFI on BBand is essential. There's a fibre cabinet just outside the front gate! Not really that dog friendly if the dog has to remain in the kitchen/diner and not allowed into the living room.”

The Property

A delightful one bedroomed cottage sleeping two situated in a pretty village location with lake views from the first and second floors. Pets are very welcome at Prospect Lodge. Prospect Lodge is a charming cottage with spectacular views over Derwentwater from the first floor lounge and second floor bedroom. The cottage is situated in the quaint village of Portinscale on the Northern edge of Derwentwater. The village has two local pubs serving excellent bar meals, a village store and tearooms. There are two marinas on the lake shore where sailing, windsurfing and canoeing are offered. There is also a jetty where you can board a wooden launch and take a leisurely cruise around the Lake. The breathtaking Newlands Valley is within walking distance as is the Market town of Keswick (1 mile) where you will find an abundance of shops restaurants, parks and museums. The centrally heated accommodation is on three floors and comprises: Kitchen/diner with gas oven and hob, microwave, and fridge. Dining area with table and chairs and gas stove coal-effect fire. Utility area with WC and drying area. First floor: Lounge with TV, DVD player and magnificent view to the lake and beyond. Second floor: Twin bedroom with views over the Lake. Bathroom with bath, hand basin and WC. All gas, electric, bed linen and towels included. Cot available. On street parking. Private south facing garden.
