We were to pick up keys from marsden farm but in the dark it was so difficult to see farm names , I rang number and with a very bad line due to signal but with help we eventually managed to find property . Maybe a map would’ve helped !

The house was spotlessly clean, cosy and comfortable. Ian and Anna had though of everything - Ian contacted us prior to arrival to say he'd noticed we had infants on the booking and fitted stair gates for us. There was a freshly baked cake and other goodies awaiting our arrival and a general feeling of being made very welcome indeed. An incredibly relaxing stay in an idyllic location.

...... Knotts View Barn was amazing and had great things to do inside for the kids. The location was lovely with farm animals to see when ever you went out side. Sleeping 11 with bathrooms to use on every level was fantastic.

The house had everything we needed and the kitchen was very well stocked. The hill outside has one of the best views from the top I have ever seen. We will almost certainly be back.

The beds were very comfortable and the large lounge meant we could all sit together in the evening. The kitchen was exceptionally well equipped and everything was clean and ready to use. The location is good within easy reach of lots of exciting places to explore and the hill at the back provided lots of fun. We were all very sad to leave.

The delicious Victoria sandwich cake, Kendal mint cake & bottle of wine as a welcome pack was much appreciated. The house was spacious, well equipped & very clean. The children loved the playground & indoor playroom. We had an enjoyable extended weekend in this beautifully situated property. The only thing that we would suggest as a possible improvement for the future would be , more comfortable beds. Otherwise everything was what we wanted. We would recommend this property to others.

The owner (Ian) lives immediately adjacent and is on hand to help with any problems. A welcome pack was provided for us on arrival and we immediately felt 'at home'. Our party (11) comfortably maximised the use of the 7 bedrooms and the several bath/shower rooms some of which were en-suite. A playroom and separate sitting room for the children enabled adults to relax in the large sitting room. The outside play and barbecue area was well used but the as the weather changed from the high temperatures earlier in the month to mild with occasional showers outside dining was risky! We had a good family holiday with our children and 6 grandchildren and have no regrets about our booking which we made well in advance. My recommendation would be to book early.
“Wonderful large house with everything we needed”
The Barn was perfect for our large family group. With so many bedrooms and bathrooms we all had plenty of comfort and privacy, and the games room and outdoor area were a hit for everyone. We enjoyed the lovely view of the Knott especially in evening sunshine. It's easy to drive from Farleton to Windermere and beyond and we also enjoyed exploring the beautiful Arnside area - the roads are so quiet! Ian and Anna made us very welcome, providing everything we needed, such as spare towels to take out for water activities. They were also easily reachable to help with queries. Definitely recommended and I hope to revisit some day.

“Wonderful cottage in a great location”
We stayed here for 9 nights with the extended family, including 3 children aged 1,2 & 3. It's a lovely cottage in a great location, being 10 mins from Kendal, 20 from Bowness and being just off the M6 for access a bit further north or south (yet you can only hear a distant rumble when outside). It's as well equipped as any cottage that I've stayed in, including high chairs, plastic plates & cutlery for kids, stair gates, a games room and outside playground. The owners (who live next door) were really friendly and helpful, and even had a generator to keep the lights on during a power cut. Whilst it's a big house, the layout of the rooms means that even a smaller party wouldn't feel lost as you would in some and so whilst it may be a bit expensive for a family of 4, it would still be a good option. We will certainly check availability here when we next holiday in the area.
My family have just spent a lovely weekend in this wonderful converted barn. Really spacious yet cosy, well equipped, clean and comfortable. Great location and very easily reached. Lots of walks in the surrounding area. Very short drive to Kirkby Lonsdale. Didn't want to leave.
“The best self catering possible”
This house was so comfortable and well equipped our family party were short of nothing. A really lovely house that even though when we stayed the weather was dreadful it wasn't a problem to be inside most of the time.
Booked off the internet with some trepidation - how wrong can you be. The place is fantastic with stunning views and luxurious accommodation, the owners were warm and friendly. Kitchen is very well equipped with dishwasher, large range cooker and an extensive range of units. Plus 2 dining tables, one with glorious views. Lounge has lots of seating and large flat screen tv and video Wi fi is provided Towels are provided. laundry room with washer and drier Games room with pool table, table football for the bug kids and connect 4 [BIG] for the little ones Small sitting room with tv and playstation. 2 master bedrooms with large en suites well equipped bathroom[s] All in all the property is well equipped and private outside swings slide sand pit for the kids and ample patio furniture for the adults[ complete with BBQ] We would have absolutely no problem recommending to anyone and needless to say we will be back.

Knott's View Barn is easily the best holiday home that we have stayed in, it was beautifully clean and more spacious than we could have imagined, believe me the photos on the website do not do this converted barn justice. The kitchen is so well stocked with everything you could ever need, so leave the bits you would normally take at home. Welcome package of freshly baked cake and wine was a lovely touch. We were a family of four adults, three teenage boys, one teenage girl and a toddler and a week in this place was not enough, there is plenty to do and the furthest you should need to travel to any of the major attractions is a half hour drive. I think it is the first holiday I have had where all four teenagers said that they enjoyed it and would want to return. Don't worry about what to do when you get there as Ian & Anna have a box full of leaflets with most of the things to do in the Lake District. Lastly don't mention Go Ape to your teenagers if you are like me and get dizzy just looking over a bannister as they have to have a participating adult with them ( it was the scariest day of my life ). Ian & Anna, thank you for a wonderful stay, we will be back at some stage in the future.
“More than we expected, perfect for family of all ages”
Excellent property, spotless, with all modern conveniences and more. Really well equipped with more kitchen equipment than anyone would need all appliances provided including a downstairs laundry/ boot room, play area indoor and out plus a snug for the kids and you could get lost in one of the many rooms available peace and quiet, massive kitchen dining room, and the biggest lounge which even had a piano included. Bathrooms were plenty and ultra modern especially the main shower room on the top floor lovely heated floor and power shower loved it could have slept there but beds were far more comfy. On the whole for a family with young or older children this was a perfect holiday rental with fabulous views and perfect for walking, climbing biking and a whole range of sports not mentioned or just chilling. Great restaurants and pubs near by and Kirkby Lonsdale is beautiful and our children loved the devils bridge and the well equipped park easy access to Kendal and the lakes or Yorkshire dales within easy reach had a fabulous time and would thoroughly recommend On top of all that our host Ian and Anna were more than helpful in every way nothing too much trouble many thanks
“The best holiday cottage I have ever stayed in!”
The title pretty much sums up this beautifully restored barn! The owners have thought of everything a family could possibly need and more. The quality of the fixtures, furnishings and fittings were of the highest standard. We had 5 children staying between the ages of 3yrs & 8yrs so the back garden, swings and sand pit were a huge hit. The owners were on hand to help with any queries, the view is stunning and the location perfect for a number of great days out for all members of the family. We have stayed in many, many cottages over the years but this is by far the best and we would return in a heartbeat!!
“A wonderful week's break”
A very well equipped property which comfortably catered for our party of 10 with ages ranging from 4-71 years. The owners who live next door were very friendly. There are lovely views and very pleasant walks in the vicinity with Kendal and the southern Lakes a short drive away. The children's play area was very well used - fortunately because we had good weather we didn't need to make full use of the games room but this would have been a great asset if the weather had been unkind. We had a very enjoyable week and would definitely recommend this property.
“Superb rental for multiple families”
We stayed at Knott View Barn the week leading up to Good Friday - 3 families each with 2 children. The cottage was big enough that we were not on top of one another and the games room kept the kids and some of the adults occupied. Several of the rooms had ensuites and everything was done to a very high standard. The cottage is located convenient to Windermere and the whole of the Lake District. The owners were very pleasant and left a great welcome pack. We are already thinking about when to go back.
“Excellent Christmas Family Break”
The house was ideal for the family which included young children with their parents, and grandparents. Lots of room for the children to crawl and run around, and a comfortable lounge for the older ones to relax in. The games rooms were well equiped and the children enjoyed the outdoor swings and slide, although the weather did curtail outdoor play a bit (but it was December after all). Some enjoyed a ramble up Farleton Fell behind the house, and the amazing views over the bay to the Lakes, and some went down the canal to the local cafe and pub. Kirkby Lonsdale is a good spot for a bit of shopping and a coffee break, and only about 15 minutes away in the car. The house is a quiet location despite being a short hop to the motorway. Our hosts were always helpful and nothing was too much trouble. A great holiday, and we would like to go back another year.

An attractive market town, Kirkby Lonsdale is situated in the heart of the Lune Valley, midway between the Yorkshire Dales and the Lake District. The town was mentioned in the Domesday Book of 1086, and holds a 13th century Market Charter. Nowadays, Thursday is market day, a perfect opportunity for visitors to explore the variety of distinctive independent shops in the town, or the many 17th and 18th century buildings which still stand. The town was also a finalist for the High Street of the Year Award in 2016. This part of the Lune Valley was a favourite haunt of the artist Turner, and was made famous by Ruskin – his "view" of the valley is still spectacular.
