“Little Parrock was rather “tired”when we stayed there 15 years ago.”

The new kitchen is a major positive, but the rest of the house is now in major need of refurbishment. We can live with that for a week, and it could in some ways be viewed as part of the charm, but the priority must be to provide enough hot water for 10 guests to shower comfortably. Water ran out each day after 4 or 5 showers.

“Lovely spacious house with high ceilings which was very relaxing.”

Kitchen / dining area was a wonderful space for socialising and with great views. Fantastic location out of but close to the village and at the very foot of the fells - perfect! The garage was very useful for bikes. We only have a couple of observations to make. The hot water only just coped with our active party of nine - we might have struggled in poorer weather. And some sheep got into the back garden through a hole in the wall/fence to next door’s drive - they left a lot of evidence on the lawn :( We’d certainly like to visit again!

“This house should be five star but there are issues which need to be sorted out.”

The location is fantastic as the house is nestled in the fells and also close to Grassmere. The kitchen is brilliantly equipped with three ovens and massive fridge with a built in ice maker! We had a wonderful week’s stay. Now for the issues: 1 Hot water - enough for 3 showers ( not great when there are 10 of you) 2. Heating - it’s winter and half of the radiators do not work and it was set on a timer which meant only heating in morning and evening. Woefully inadequate when staying over Christmas when you are more indoors. 3. Upstairs shower, very lower power and it trickled out. 4. Downstairs shower- the underfloor heating didn’t work. The kitchen is stunning, but overall the rest of the house needs some TLC. Saying all this, we would consider staying again if these issues were addressed as it really is in a spectacular location.

“Little Parrock was a perfect place for a family group, in a stunning location, and we had a relaxing, comfortable time, despite a particularly wet week.”

The kitchen was superb and the luxury of a cosy fire was thoroughly appreciated, not to mention the built in Sonos sound system! It was a 5 star stay in every respect except for the hot water supply, which was limited and had to be carefully managed including continuous use of the immersion heater. (This was reported to Sykes who did respond quickly and sent a plumber). We highly recommend Little Parrock and would love to return in the future.

“Very pleased with the property.”

I only say it met expectations because we paid nearly £3000 for 1 week so expected it to be very good, which it was. Need a potato masher and garlic press.There were lots of pans but not all were induction hob friendly which is what the hob is. (black pans don't work on the hob). We did have enough pans for what we needed. Kitchen was amazing and brilliant for our group, great amount of ovens which we used in full. We had a fabulous week and would definitely use Sykes Cottages website again. Overall for us it was well worth the money paid. BR Stuart Ferguson

“Little Parrock is in a wonderful setting, the views are fantastic.”

The kitchen/dining area is great and where we spent most of our time, lots of attention to detail. The rest of the house was clean and comfortable. The outside unfortunately let the property down a little, gardens were untidy, the back even had the remains of a fire and it is certainly not secure for dogs or children as advertised which did impact our holiday sadly. Overall a nice property that just needs a bit of tlc.

Have no means of emailing because the email address is no reply. Have rung several times but been put on hold for periods for over half an hour and have given up the call. Very disappointing.

“Amazing house in a fabulous location.”

“The house was comfortable enough.”

However given that it sleeps 10 another toilet is desperately needed as both loos are in bathrooms. The internet was worse than useless and in when online booking is required for every thing, it did spoil things for us. It kept rejecting the password even though it had accepted it before. We tried all the devices we had with us to the same end. The Quooker tap went wrong twice failing to provide water for drinks. The owner did send a kettle next day but boiling pan of water on the hob wasn't helpful. We did find a reset button which we had to use but no instructions for doing so. Also there wasn't a simple guide for anything in the kitchen - just the instruction to read the manual. Quick guides would have been very helpful. The Sonos music system didn't work. We are used to there being dishwashes tabs, washing up liquid, loo rolls, a cloth to wipe surfaces with, even kitchen towel. We got 2 loo rolls - I mean come on, this place sleeps 10! Very high tech and very expensive kitchen at the cost of the basics. A bowl to wash up would have saved loads of water as the sink was ridiculously big and when full there was nowhere to pour slops. Often have had a nice welcome pack too. Talking to a friend who runs self catering business, she was horrified and confirmed our expectations weren't unreasonable as they still provide all the above. Feel there needs to be much more attention to detail. Afterall who wants to read a thick manual to turn on the hob or the TV - they managed a quick for the heating! For the price I expected there to be the provision of basics. Thank goodness we weren't planning on eating anything more than breakfast and could wash up in sink without having to go out and buy dishwasher tablets. Disappointed at the penny pinching when it cost £1800 nearly for the week. Would we stay there again? Bottom line - no.

“Staying in Little Parrock was a dream!”

The house is beautiful, comfortable and has so many amenities (state of the art kitchen and powerful showers!). I would love to go back. If you want to get away from everything and enjoy nature this is the place, I even saw a red squirrel for the first time from the bedroom window. It feels like you are in the middle of nowhere but just a mile away from the lovely village of Grasmere. A couple of small things. One down side or in my case a plus is that the wifi isn't fantastic but I think this makes you enjoy the views even more. Also there were quite a few uninvited flies but I guess that might be part of country living. Neither of these little issues takes away from the fact that this is an amazing property and well worth a visit.

About the location

GRASMERE

Ambleside 5 miles; Windermere 9 miles; Keswick 13 miles.

Situated in the heart of the Lake District National Park is the lovely village of Grasmere, probably best known as the home of William Wordsworth, a place he once described as "The most loveliest spot that man hath found". Any visit to Grasmere needs to include The Grasmere Gingerbread shop, where the Wilson family has been making gingerbread for over 60 years. Also in the village are a number of shops, pubs, a church which dates back to the 13th century, and Grasmere Lake. Grasmere Sports takes place every August, where you can watch participants compete in a variety of sports, including Cumberland wrestling. Just five miles away is the town of Ambleside and Lake Winderemere where you will find shops, pubs, restaurants and the 17th century Bridge House, which is one of the most photographed buildings in the Lake District. Cruises, boat trips and watersports can all be enjoyed on Lake Windermere, and the towns of Windermere and Keswick are also within driving distance.
