“Cottage Review Previously contacted holiday cottage owners the day before arrival as instructed to obtain instruction regarding entry to the cottage.”
Parking - On arrived at holiday cottage, was promptly informed by gentleman in cottage/ flat opposite we could not park there, that this was reserved for the owners. Managed to find one of the owners in the garden who agreed for the 2nd vehicle to be parked on the grassed area on the property entrance. This was fortunately as our daughter had travelled separately and met us at the holiday cottage. We wrongly assumed that as the holiday cottage accommodated 4 people. We were lucky the holiday cottage owners were able to accommodate, thank you. However, the designated parking space for the holiday cottage could only accommodate a small hatchback vehicle with a very restricted turning area, exacerbated when other residents / tenants / owners at home. We ensured we always turned the vehicle and reversed into the designated parking space otherwise it would virtually impossible reversing down a long, difficult to navigate narrowish lane. Welcome pack - Amazing welcome pack on arrival including Sausages, bacon, eggs, milk, bottle of wine, own grown strawberries and tomatoes, bread, biscuits, selection of tea, coffee and pods, cereals, jams and cleaning products. Kitchen - Well-equipped kitchen with everything you could ever need for cooking any meals. Fridge / freezer. Washing machine and dishwasher with even powder / tablets for couple of washes. Toaster present but every time used set off fire / heat sensor even without bread toasting. Fan oven very efficient but top oven did not seem to work. Dining Room - attached to kitchen and lounge area. Would be very restricted for 4 people, unable to access crockery cupboards when sitting at the table. Lounge - Comfortable with fan heater artificial fire stove, effective during chilly evenings. Bookshelf filled with very handy guides and literature of local area. Bedrooms - Comfortable beds, crisp clean linen, well-equipped, although larger room chilly overnight, no heating on as August but in view of cold damp weather, heating would be beneficial. Only 2 sets of towels provided for 4 people - we shared did not seem worth the aggravation o ask for more but if promoting holiday cottage for 4 people and booking for 4 people then sufficient towels provision should be provided. Dog - We booked this cottage as permitted dogs. Frankie our whippet enjoyed his stay but the owners dog Benson wandered the courtyard freely, although friendly enough was attempting to mount our dog which did not please Frankie (he did growl in the end) - I resorted to carrying him to car. Small patio area - Cosy but lovely in the sun on arrival. Two comfy chairs with cushions provided (although we did not appreciate the invasion of our privacy when cushions were removed whilst away from the property), I read that sofa broke in July which appears to have been replaced with two metal chairs. I would say the area is comfortable for 2 people to relax but not 4. Scented roses in bloom but the small area could do with a good prune as slightly overgrown, limiting access for someone less able (we just stepped across centre flowerbeds). It was a shame we were unable to enjoy the neighbouring countryside due to the overgrown hedge. Difficult to relax with the road running along bottom side and very regular train service above the property - This was not mentioned in the cottage description. It does alter the whole ambience of the quaint cottage. General opinion - Lots of areas need attention - some examples: main bedroom: wallpaper peeling off wall behind radiator. Kitchen - tiles around sink, bathroom - seems like attempts at redecoration have been carried out but have left it feeling rather bodged with odd bits of wood around bath etc. Tiling - large hole under shower that looks rather unsightly. Toilet flush very awkward as has to be turned through almost 180 degrees to operate. Windows / skylights in need of a good clean and wall lights in lounge need some bulbs replacing. Overall a very well-equipped, comfortable cottage. Ideal for small family. Not quite large enough of friends / couples especially with the single car issue and tight parking spaces. Unlikely we would return but would recommend this cottage to first-time visitors to the area.

The train main line running along near the property wasn’t mentioned. The outside sofa was broken and we told the owner who lived next door, who said he would get it sorted the next day. Nothing changed over the week.

Regarding the sofa, thank you very much for flagging it to us during your stay. We are still looking for a suitable alternative in order to replace it. The view from the small outside area was lovely. The kitchen was the best equipped of any holiday cottage we have ever stayed in. Lots of useful information on the locality, including walks. We had a wonderful few days.

The location was perfect as it is situated close enough to amenities but far enough away to enjoy the quietness of the countryside and enjoy the local views. There was a generous welcome pack, which was greatly appreciated and to top it off the cottage had a festive feel with Christmas tree and lights. Kim the owner was welcoming and friendly. Overall we had a lovely and relaxing stay.

He has made himself known to us but not in an intrusive way. Just let us know that he is available if we require any assistance at all and the welcome pack that he left for our arrival is the best that we have had in any of our Sykes Property Rentals. We have had a comfortable week and a pleasant holiday where we have felt very 'at home'. Would not hesitate to stay here again if we decide to return to this part of the Lake District.

The owners asked if we would allow someone to come in the day before we left to take photos. We said yes but didn't realise they would move some of our stuff and not put it back to where they moved it from so I had to hunt around to find it. I thought it was a strange request. Not impressed. I don't think we should have been put in that position.

Tucked away in the rolling countryside close to the market town of Kendal, Courtyard Cottage is a superb escape for families or two couples.
Retaining traditional country charm, the interior has been thoughtfully designed to ensure your stay is of the highest quality.
The open plan living room is comprised of the well-equipped kitchen and a comfortable seating area with connecting French doors that lead out onto the garden.

The strengths of this cottage do not stop there - the private garden offers a space to enjoy a cold beverage whilst you gaze over the rolling hills, or a summer’s day, catch some ray of sunshine as the exposed nature of the patio makes for a real suntrap.
From the cottage there is plenty to do, including a visit to the magical Sizergh Castle or the lovely grounds of Levens Hall.
There is a nearby pub within walking distance, but a short drive into Kendal will offer a greater choice.
Kendal is well-known for its shopping facilities, mainly through its shopping centre and quirky yards that offer a blend of high street names and local independent retailers.
Courtyard Cottage is also well-placed to take advantage of the Lake District, the UK’s most popular National Park.

Windermere 8 miles.
A historic market town with a fine reputation for shopping, Kendal nestles on the banks of the River Kent and is known as the Southern Gateway to the Lakes. Its old cobbled lanes and byways branch off the attractive main street, and the stone ruins of 12th century Kendal Castle sit perched on a hill with views over the town. Visit The Abbot Hall Art Gallery, its regular collection holding portraits by Kendal born George Romney and works by Turner and Ruskin, with other exhibitions through its links with the Tate. Both Sizergh Castle and Levens Hall with its superb Topiary Garden are nearby, as are limestone escarpments for easy walking, offering thrilling views of the Lakeland Mountains, the Howgills and Morecambe Bay. Kendal itself is ideally placed for exploring South Lakeland, the Yorkshire Dales and beyond.
