    Excellent pubs nearby. Quiet area. Minor point - although listing says fuel included, this does not include logs, other than a starter pack. Would be helpful to make this distinction in listing.

Timley Knott, named after a local geological feature on the Old Man of Coniston, is a wonderfully presented semi-detached home located in Haws Bank, very close to all of Coniston's amenities. The home is beautifully finished and has views of the mountains and fells to the front and side, as well as the lake at the back. One car can park privately off-road in the driveway, and there is limitless free lay-by parking right across the street. The residence offers a 7kW electric vehicle charger, 40 mb/s broadband, and Wi-Fi access throughout. Timley Knott offers up to six guests and their canine companions a truly fantastic place to stay. Head inside and into the impressive open-plan living area, which is filled with personality, charm, special artistic touches, and the newest technology. A woodburning stove, curved Smart TV, gentle lighting, and tastefully placed eccentric personal items and artwork make the sitting area the perfect place to unwind after a long day. Everything you'll need for unrestricted catering at home, including a dishwasher and a quick electric oven, is included in the kitchen. Any meal served on Minton exquisite bone china dinnerware will feel unique. The ground floor's showpiece is the glass-fronted Juliet balcony, which is accessed through large double French doors in the dining room. This balcony brings the outdoors in and provides stunning views of Coniston Water and the Grizedale hills beyond. Two stylish bedrooms, including one with a king-size bed with lake views, a Smart TV, and an adjacent bathroom with a full-sized tub and shower, are located upstairs. The twin room includes an en-suite shower with views of the Old Man of Coniston's summit across a sheep field. A lower self-contained bedroom with a king-size bed, Smart TV, en-suite bathroom, walk-in wardrobe, and a small kitchenette with a fridge is accessed externally from the back of the house. The utility area has additional shelves for storing food, a second refrigerator, space for drying clothes, as well as room for all your outdoor gear. Venture outside into the rear cottage garden, which has two outdoor seating spaces with furnishings for lounging and dining while listening to the slow-moving stream and lit water feature. Glass Panels enveloped you as you relax alfresco. A little lawned space with tasteful bushes and borders makes up the back garden. A second lawn and well-kept borders are available in the enclosed front garden. The EV charger, a boot/bike cleaning hosepipe, strong security shackles for cycles, kayaks, etc., and outdoor hanging/drying room for wetsuits are all located in the safe (lockable) and covered side return. Enjoying the best of both worlds, Timley Knott provides immediate access to footpaths and cycle trails that lead down to the lake and up to the fells while also being a short, picturesque walk along a traffic-free disused railway line into the village of Coniston (Ship Inn, Sun Inn, and village centre are all a short journey away). It is ideal to start your ascent of the Old Man of Coniston, Dow Crag, Wetherlam, and all the other Coniston fells from the front door of the residence. Coniston boasts its own brewery that makes Bluebird Bitter, which is well worth trying, as well as several stores, cafés, and pubs where you can refuel after an arduous hike. If you prefer to stay on foot, climb the Old Man of Coniston and be rewarded with breath-taking vistas, or instead, choose to take a cruise across the water.
